acquire money, either through working a good job or getting lucky somehow. DON'T kill a wealthy person and take his shit, you WILL get caught by the pork squad and sent to a detention center and possibly executed.
buy property, somewhere far away from the city, but not so far that going there would be a pain the ass. you don't wanna live innawoods, but you don't want to live in suburbia. you want a nice middle ground, i.e. semi-rural or on the outskirts of the city.
figure out what you're going to do to be as self sufficient as possible; solar panels, a well, a septic tank, etc. there are a lot of (expensive) alternative lifestyle products that may help (or you may get scammed so be careful); things like waterless incinerating toilets that would circumvent the need for septic tank in the first place, etc.
better stock up on bullets and learn to be a crackshot + invest all you time in learning how to be a fucking engineer, because unless you're epstein rich, you're gonna be wearing many hats - you're the janitor, the mechanic, the security force, the errand boy and the homeowner
better keep yourself in shape because when you get old it's only gonna be you taking care of your old ass self. better get the most out of your life while you can and have an exit plan for when you're too old to fucking walk anymore. might have to set some money aside for euthanasia, unless you're find with slipping in the shower one day, getting knocked the fuck out and bleeding out on the bathroom floor. another obvious alternative is to arrange for a live-in nurse and/or elderly care services, that is, if you want to trust someone else with your care at that point.

level up lockpicking and thievery up until abt level 20 this should allow you to make easy money as a hobo plus you can always stay on the run to avoid police. AVOID combat even agaisnt other homeless people because you wont be able to defend yourself in the early game all that well without a party, most homeless people spent years grinding melee and will probably destroy you
once you have a sleeping tent and basic gear (just buy a stolen gun from the cartel) what i usually do is find a cemetery and hunt spirits for souls and grind hermeticism. this is an incredibly OP build and once you have enough souls you can realistically start acquiring strong spells
